Why mold in ducts happens on Long Island

The perfect storm: persistent summer humidity, HVAC systems that cool air below the dew point, and drain pans that don't fully empty. Give it a few summers and the drain pan becomes a microbial biofilm factory, and the cool air circulating through aluminum trunks can carry spores room to room.

Signs you might have mold

Musty odor that's stronger when the system is running. Visible dark spotting around supply registers. Family members with unexplained nasal congestion that correlates with being indoors. Recent water intrusion event (finished basement flood, leaky AC condensate line). Recent HVAC install or repair where drain-pan cleanliness wasn't confirmed.

How real testing works

A legitimate mold-in-ducts inspection looks like this: visual walk-through with photos, camera-scope of all accessible runs, surface swab samples from suspect areas sent to an independent AIHA-accredited lab, optional airborne spore cassettes for indoor and outdoor control, and a written findings report within 5 business days with species-level identification.

What it doesn't look like: a company that also happens to sell mold remediation discovering on-site that you urgently need mold remediation. That's a conflict of interest, and it's the entire reason we separated inspection from remediation.

When remediation is actually needed

Lab-confirmed presence of Aspergillus, Stachybotrys, Chaetomium, or Cladosporium at elevated levels requires IICRC-coordinated remediation. Other species found at low levels often just require deep cleaning plus addressing the underlying moisture source.
